  • Who is Simple Real Estate Group, Inc?
    Simple Real Estate Group is our brokerage name and we own and operate GoFSBOMLS.com. Simple Real Estate Group is fully licensed and insured by the state of Florida. License CQ1066036.
  • What is the Multiple Listing Service ( MLS )?
    The MLS is the largest database of homes for sale or rent. Over 90% of buyers us the MLS to buy their next home. By not being in the MLS you are losing out on thousands of potential buyers. Only licensed brokers and realtors that are members of the board of realtors may list properties they represent in the MLS.
  • Where else will my listing appear other than the MLS?
    Your listing will appear in all of the big sites like Zillow, Realtor.com, Trulia, Google, AOL Real Estate, Real Estate.com, HomeFinder.com, Homes.com, and 100s more. Note: we cannot guarantee that your listing will show on all third party websites. This is all dependent on how they are syndicating or if they are still running MLS syndication.
  • Is there a listing agent commission?
    When you partner with us, you have the flexibility to determine the total commission rate. For instance, if you choose a total commission of 2.5%, we'll list it as a 2.4% commission in the MLS for the buyer's agent. The remaining 0.1% goes to the listing broker to cover its costs of manually coordinating the closing with the title company of your choice. This arrangement gives you control while ensuring smooth collaboration within the MLS network.
  • Is there a buyer's agent commission?
    The MLS serves as a platform of collaboration among sellers, listing agents, and buyer's agents. To list your property on the MLS, it's necessary to offer a commission to the agent who successfully brings in a buyer and finalizes the sale. This practice not only encourages agents to work diligently on your behalf, but it also fosters a cooperative environment that benefits all parties involved.
  • Do you charge the buyer's agent a fee?
    No, the commission rate listed in the MLS for the buyer's agent is the exact amount they will receive upon successful completion of the closing process.
  • Who sets the commission?
    With us, you have complete control over your MLS listing, including the freedom to set the total commission rate you wish to offer. This empowers you to tailor the listing to your specific needs while still attracting motivated buyer's agents.
  • What happens if I find my own buyer?
    That's fantastic news! It means you've achieved the greatest possible savings. If you secure a buyer on your own, without the aid of a buyer's agent, you owe no commission to a buyer's agent. The only commission applicable in such a scenario would be the nominal 0.1% fee to the listing broker at closing for manually coordinating your closing with whichever title company you choose. This setup ensures that you only pay for the services you actually utilize, maximizing your financial benefits.
  • What type of property can I list for sale or rent?
    We offer listings for all types of residential properties. For example, you can list single-family homes, manufactured homes, mobile homes, condos, townhouses, Co-Ops, residential income properties, vacant land, and rentals.
  • What counties do you cover?
    Currently, we cover 35 Florida counties which include: Alachua, Bradford, Brevard, Broward, Charlotte, Citrus, DeSoto, Flagler, Gilchrist, Glades, Hendry, Hernando, Highlands, Hillsborough, Lake, Lee, Levy, Manatee, Marion, Martin, Miami-Dade, Okeechobee, Orange, Osceola, Palm Beach, Pasco, Pinellas, Polk, Putnam, Sarasota, Seminole, St. Lucie, Sumter, Union, and Volusia counties. We are adding counties all the time. If you are located in a county that we do not cover, let us know and we will advise you once we cover your county.
  • Does Simple Real Estate Group hold escrow deposits?
    No. Simple Real Estate Group does not hold any earnest money deposits. However, upon request, we can refer you to title companies that can hold escrow and prepare your seller documents for closing.
  • Can I use the title company of my choice?
    Depending on where you are located, either the buyer or the seller chooses the title company. In the event that the buyer is choosing the title company, you can always have your own title company prepare your seller documents.
  • Can I cancel my listing?
    Yes, you can cancel a listing at any time with no cancellation fee. All our listings are for a six-month period, but they can be extended. If you are a 6 Month MLS member, your listing will expire after six months. However, Lifetime and Concierge Members can extend their listings and relist new properties at any time. If you decide to cancel your listing on a particular property before the listing agreement expires and then wish to re-list that same property, there will be a small relisting fee of $19. Why is this the case? It is because listings are entered manually into the MLS system. Once a listing is cancelled, it cannot be activated again unless it is entered manually once more. This results in additional work for our MLS input team.
